Riviera Tulum Residencial is a new project of 60 hectares that integrates limited green areas, surrounding bike paths and a small commercial area. The project focus has been residential lots. Condominiums are in the plan but as of yet, only 1-12 unit building will be breaking ground shortly. The residential lots are approximately 2,200 square feet to 5,000 square feet. The majority of the lots are approximately 10 feet wide by 25 feet deep. One still available is “pie” shaped with much more rear width and depth. Homes may be built with 1 meter of the side and rear lot lines. They may be 12 meters or 3 stories high. Underground optic fiber for high speed data is installed but not connected as of this writing. Lots have direct access to municipal electric, water and sewer. Wide concrete roads and sidewalks are in place. Dozens of homes have been completed and twice that number are under construction.
Affordability is the key word for this project. A community pool was originally planned but is now not. A common area with a palapa structure will be good for group picnics and grilling. Located on the jungle side of highway 307, downtown Tulum is a 20 minute bicycle ride and the beach, another 20. Pricing reflects these distances. As an example, a completed 2 bedroom, 2 bath contemporary style home is available for $110,000 USD. Several residential building lots in the current phase are in the very low $40,000 USD price range. The second phase of lots is beginning in mid 2016. Lot prices are said to then increase by 5-10%. Short term financing of building lots by the developer is available. Terms range from 10% discount for cash, 25% down for 24 months without interest. Longer terms are available to investors.
